These Terms and Conditions govern your use of the Wisteria Court website and, where applicable, our residential care services. By using this website or submitting an enquiry, you agree to these terms. Please read them before proceeding.
1. Definitions
- "We / Us / Our" refers to Wisteria Court, a residential home located at 16 Broadcast Drive, Kowloon Tong, Kowloon, Hong Kong.
- "You / User" refers to any person visiting this website or making an enquiry about our services.
- "Resident" refers to an elderly individual residing at or considering residency at Wisteria Court.
- "Services" refers to the residential living arrangements offered by Wisteria Court, including Court Residence, the Evening Wellness Programme, and the Two-Week Settling-In Stay.
- "Agreement" refers to these Terms and Conditions together with any separate care agreement signed upon commencement of residency.
- "Website" refers to the site accessible via wisteriacourt.info.
2. Acceptance of Terms
By accessing this website or submitting an enquiry, you confirm that you are aged 18 or over and have the legal capacity to enter into an agreement. If you are acting on behalf of a prospective resident, you confirm you are authorised to do so.
Use of this website constitutes acceptance of these terms. If you do not agree, please discontinue use of the website.
3. Description of Services
Wisteria Court provides residential living services for elderly individuals without medical or nursing care components. Our three current service offerings are:
- Court Residence – private furnished room, three daily meals, housekeeping, laundry, care companion support, and access to activities and the garden. HK$14,500 per month.
- Evening Wellness Programme – three-evening per week relaxation programme including guided breathing, soft music, and herbal tea. HK$1,650 per month.
- Two-Week Settling-In Stay – a fourteen-day full-residential trial, including all services and a family consultation at close. HK$7,500 per two-week period.
Services are subject to availability. We reserve the right to modify or discontinue any service offering with reasonable notice to current residents and their families.
4. Service Limitations
Wisteria Court is a residential home and does not provide:
- Medical diagnosis, treatment, or prescription services
- Nursing care or clinical health monitoring
- Physiotherapy or occupational therapy
- Dementia-specific or memory care programmes
- Emergency medical response (in the event of a medical emergency, we will contact the appropriate services immediately)
Families are responsible for arranging any external medical appointments or professional health consultations required by the resident.
5. Website Use
You agree to use this website for lawful purposes only. You must not:
- Submit false or misleading information through any contact form
- Attempt to gain unauthorised access to any part of the website or its systems
- Use the website in a manner that disrupts its normal operation
- Copy, reproduce, or redistribute content from this website without our prior written consent
6. Intellectual Property
All content on this website — including text, design, layout, and visual elements — is the property of Wisteria Court or used with permission. You may view and print content for personal, non-commercial use only.
No content may be reproduced, adapted, or used commercially without our express written consent.
7. Payment and Fees
- Service fees are payable in Hong Kong Dollars (HKD).
- Payment terms for Court Residence are monthly, payable in advance on an agreed date.
- The Two-Week Settling-In Stay fee is payable prior to commencement of the stay.
- The Evening Wellness Programme is billed monthly alongside Court Residence fees where applicable.
- All fees are stated inclusive of the services described. There are no standard add-on charges for included services.
- Fee adjustments will be communicated to residents and families with a minimum of one calendar month's written notice.
8. Cancellation and Termination
Specific cancellation and notice period terms for each service are set out in the separate care agreement signed at commencement. In general:
- Court Residence requires a minimum notice period as specified in the care agreement, typically one calendar month.
- The Two-Week Settling-In Stay is a fixed-term arrangement and does not carry a cancellation provision once commenced, except in exceptional circumstances at our discretion.
- We reserve the right to terminate a residential arrangement where the safety or wellbeing of the resident or other residents is at risk, or where the resident's needs exceed what we are able to safely provide.
- In such circumstances, we will communicate promptly and work with the family to ensure a suitable transition.
9. Disclaimers
This website and its content are provided in good faith. However:
- Information on this website is for general guidance only and does not constitute professional medical or legal advice.
- We make no representations about the suitability of our services for any particular individual without a prior assessment and discussion.
- While we take care to keep website content accurate and current, we do not warrant that all information is free of error at all times.
10. Limitation of Liability
To the extent permitted by Hong Kong law, Wisteria Court shall not be liable for:
- Any indirect, consequential, or incidental loss arising from the use of this website or reliance on its content
- Any loss or damage not directly caused by a breach of our obligations
- Events beyond our reasonable control, including natural disasters, public health emergencies, or infrastructure failures
Nothing in these terms limits liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.

This website may contain links to external websites. We are not responsible for the content, accuracy, or practices of those sites. The inclusion of a link does not imply endorsement.
12. Governing Law and Dispute Resolution
These Terms and Conditions are governed by the laws of the Hong Kong Special Administrative Region. Any disputes arising from the use of this website or our services shall be subject to the exclusive jurisdiction of the courts of Hong Kong.

14. General Provisions
- Entire Agreement: These terms, together with any signed care agreement, constitute the full agreement between the parties for services provided.
- Severability: If any provision is found to be unenforceable, the remaining provisions continue in full effect.
- Waiver: Failure to enforce any provision does not constitute a waiver of the right to enforce it in future.
- Assignment: You may not transfer any rights or obligations under these terms without our prior written consent.
